Just a suggestion….

If you own a flat in Delhi don’t even think about selling it off and moving to Ghaziabad, Gurgaon or adjoining areas.

No doubt, you would be able to save a lot of money by selling off property in Delhi and buying a flat on the suburbs at a much lesser cost, but don’t forget that rates in Delhi are skyrocketing and chances are that property that you have sold today might be a prime location tomorrow.

And with the metro gradually connecting far-flung areas of the city, the property rates are increasing by the day.

Then again the 2010 Commonwealth Games and the proposed F-1 race in 2011 are an added attraction. So, Delhi is the place to be.

I don't agree with your suggestion. Property anywhere --- Gurgaon, Ghaziabad etc --- is getting costlier by the day. A 3BHK house in Vaishali, Indirapuram, Vasundhara costs as much as a 3BHK flat in East or North Delhi. And talking about the metro, it is touching every corner of Ghaziabad and Gurgaon.
Moreover, the construction in Delhi is getting old. With the modern (modular) apartments available in Gzb and Gurgaon, why shouldn't people move out of Delhi.
The only problem is water and electricity in UP and Haryana. But builders are also providing backup facilities...so move on, go and get a house in the NCR, bocz that's the new destination.

24-25 lakhs for a builder flat but if you plan to go in for a society flat, the rates would be higher by 8 to 10 lakhs.

I couldn't agree more. exciting times lie ahead for delhi... although the living might seem terrible right now with the infrastructural changes going on — new flyovers/ new metro tracks leading to more chaos — thing are destined to improve. Just wait for a few more years; let the 2010 Games pass and you'll see a brand new city.

However, just for the sake of digressing, sounds and sights of this city life may not appeal to everyone few years down the line... Pollution doesn't seem to be coming down and the life's going to get tougher for asthamatics.

So if you like the fast-paced life and have an accommodation in Delhi, stay put. But if you like the quieter side of life, go to the suburbs.

am a Non-Delhiite and hence can't really comment on what is happening in Delhi. But the scenario is more or less the same all over the country. However the global recession is likely to affect real estate and prices will come down sooner or later. So wait and make a kill when they come down.
